Zurich Neighbourhoods - Where to Live and What It Costs in 2026

Zurich Neighbourhoods - Where to Live and What It Costs in 2026

Zurich is divided into 12 Kreise (districts), each with its own character. Where you live shapes your daily experience more than almost anything else about your relocation. After nine years here, I've lived in three different Kreise and spent serious time in all of them. Here's the honest breakdown.

Best Value Neighbourhoods

Kreis 3 (Wiedikon), Kreis 4 (Aussersihl), and Kreis 9 (Altstetten) offer the best value in Zurich right now. You get decent apartments at reasonable rents with excellent public transport connections. Kreis 4 in particular has transformed over the past decade from a gritty nightlife district into one of the most vibrant, multicultural neighbourhoods in the city - and rents haven't fully caught up yet.

The Classic Expat Choice

Kreis 8 (Seefeld) is where you'll find the highest concentration of international residents. It's beautiful - right on the lake, walkable, full of cafes and boutiques. But you pay a serious premium. A one-bedroom that goes for CHF 1,500 in Kreis 4 will cost you CHF 2,200 or more in Seefeld. For many expats, that premium is worth it for the English-speaking community and the lakeside lifestyle. For others, it's an unnecessary cost that eats into their savings.

The Creative Scene

Kreis 5 (Industriequartier) is where Zurich's creative scene thrives. Former industrial spaces converted into studios, co-working spaces, and galleries. Zurich West - the area around Hardbruecke station - has some of the city's best restaurants and bars. If you work in tech, design, or the creative industries, this is your neighbourhood.

For Families

Kreis 7 (Fluntern/Witikon) and Kreis 10 (Hoengg) are the top picks for families. Both offer a village feel with green spaces, playgrounds, and excellent schools, while still being well-connected to the city centre by tram. Kreis 2 (Enge/Wollishofen) is another strong family option with lake access.

Where to Search for Apartments

The main platforms for apartment hunting in Zurich are homegate.ch, flatfox.ch, and immoscout24.ch. Set up alerts for your target Kreise and price range - good apartments go fast, often within 24 to 48 hours.
